UAE real estate is one of the most common assets that triggers complications in expat estates. Without a registered will, the title cannot be transferred quickly, and the property may be frozen until a court determines the heirs.

Mortgages do not pause

Lenders continue to expect repayments. A surviving spouse without legal authority over the account can struggle to service the mortgage, risking default.

Joint ownership is not a substitute

Joint ownership in the UAE does not automatically pass the deceased's share to the survivor. A will is still required to direct that share.
